- We Review your Agreement of Purchase & Sale (including all Waivers & Amendments provided to us), if our review detects problems we recommend Amendments for your benefit
- We Review all Resale and New Build Agreements
- We Pay from the Proceeds of Sale, the Balance of any Real Estate Commissions Owing
- We review for FREE the Status Certificate & Certificate of Insurance when you purchase a condominium
- We Arrange for Title Insurance on your behalf, this includes Preparing All relevant Documentation, and Reporting to the Title Insurer After Closing
- We will prepare a Free Power of Attorney for you if required to close your transaction
- We prepare, if you are an eligible first time homebuyer, all required Affidavits to arrange for your instant Land Transfer Tax Refund for both Toronto & Ontario, all in compliance with the Land Transfer Tax Act
- We review the Mortgage Statement & Verify that the Mortgage you assume is in good standing

- We prepare all documentation neccessary to complete your Transaction (i.e. Purchase, Sale, Mortgage, Transfer of Title, etc.)
- We prepare a Calculations Report of all the Closing Statement of Adjustments for pre-paid items (i.e. property taxes, etc.)
- We examine the Draft/Transfer Deed
- We create/review the Statement of Adjustments
- We prepare Undertakings, Direction for Funds and other documents required to complete your transaction
- We Coordinate the Receipt & Distribution of Closing Funds
- We Manage the Closing of your Transaction
